Why Have Asbestos Inspected & Tested?
If your property is built prior to 2003 or you suspect a material may contain asbestos, it’s essential to have an experienced asbestos consultant inspect and test suspected materials for asbestos prior to carrying out refurbishment or repair works. This is especially important for contractors before carrying out works on suspicious building material or plant and equipment that may contain asbestos. Alternatively, where there has been a disturbance of existing materials and there is a present concern relating to the presence of asbestos containing materials, we recommend that an immediate inspection of the suspect material. Asbestos inspections are also used to develop asbestos registers for workplaces to properly manage the asbestos related risks. During the inspection, Abereum will take samples of suspected asbestos containing materials and have them analysed by a certified NATA laboratory to confirm the presence or absence of asbestos.
The Asbestos Inspection & Testing Process
An asbestos inspection is conducted by a qualified asbestos assessor or occupational hygienist to locate, sample and identify asbestos to ensure risks to exposure are minimised. An asbestos inspection will confirm the type of and location of the material, and the risks associated with the disturbance of that material, if any. Depending on the proposed works or the risks associated with the condition of the asbestos, we will examine the areas of concern as well as the areas where the prescribed works are to be carried out.Due to the broad range and sheer number of different asbestos products, a visual inspection alone will not suffice and asbestos testing will be required to make a full determination as to the content of the suspect material. To minimise the risk of exposure, our sampling methodology is focused on minimising any damage or disturbance to materials within the property during the sampling process. After completing our testing of the area for asbestos, we will ensure that the area has been properly cleaned and all waste will be disposed of as asbestos waste to an EPA certified landfill. Any sampling taken during our asbestos inspection will be scientifically analysed by a NATA certified laboratory.A standard turnaround time of 48-72 hours applies to asbestos analysis, however we can accommodate more expedient results when required. The findings are then documented and a certificate of analysis, detailing information on the friability and the type of asbestos will be provided to you.
Types Of Asbestos Inspections
There are three types of asbestos inspections:
- Asbestos Management Inspections – These are carried out in order to develop an asbestos register as part of a division 5 asbestos audit or an asbestos management plan for the workplace.
- Refurbishment & Demolition Inspections – Also known as hazardous materials assessments and division 6 or part 6 audits, which are necessary to comply with legislative requirements.
- Clearance Inspections – This type of inspection is carried out in order to provide asbestos clearance certification from a qualified consultant that an asbestos removal area is now free from asbestos and is ready to be re-occupied.

Once the certificate of analysis has been issued, Abereum can assist in determining how to safely manage the asbestos contain safety of those within the area. As we are independent of the removal process we will only recommend removal of asbestos containing materials where necessary. If third party removal of the asbestos containing materials is required, we can assist in determining the method of removal, air monitoring requirements, disposal methods and the control plan to minimise the risk of exposure during the removal process.
